For only $4 million, this mansion could be yours 

Are you a bargain shopper? This deal may be for you.

One of San Francisco’s historic mansions is about to go on the market following 10 years of renovations and at a much lower price than some might expect.

The property, located at 832 Fell St. near Alamo Square, has 16 rooms, a garage for up to 10 cars and a one-bedroom guest house — all on a double lot. It is listing at just under $4 million.

Amy Clemens, real estate agent with Zephyr Real Estate, said the price is a result of location — it may be a mansion, but it ain’t in Pacific Heights — and the lack of comparable homes in The City.

“It’s very difficult to compare,” Clemens said. “There’s really nothing in the neighborhood that has sold on this scale with the double lot and the amount of parking.”

The three-story home also has several unfinished rooms, according to Clemens, to give the new owner the opportunity to design a portion of the home, which also could drive down the price.

Clemens said the owner, Burt Hamrol, purchased the house in 1978. Hamrol could not be reached for comment on this story.

As part of the 10-year remodel, the home now has inlaid hardwood floors, granite wall panels and cut glass windows, according Zephyr.

While $4 million is certainly a lot of money, in the crazy world of San Francisco real estate it’s arguably a modest asking price.

Consider that a smaller four-bedroom home built in 1885 in the Alamo Square neighborhood is listed at $3.5 million three blocks away on Scott Street.

Patrick Barber, president of the Pacific Union International real estate firm, also said the location of the house at 832 Fell could have affected the listed price.

“Most of the recognizable mansion-type homes are on Broadway,” he said. “Back when it was built, it was probably the only home on the block.”
