The Rent control laws already allows for pass through cost to tenants for major building renovations. So whats different here? Tenants get the benefits of the improvements and a lifetime lease. There below market rents continue. The owner can't even write off the cost because the tenant is paying for the improvements. I don't get why tenant actives are upset.
The one thing that I find most fascinating about this legislation to force owners to add seismic improvement to their buildings. It does nothing to address the real underling problem. Which is these buildings are built on fill. These upgraded buildings still sink unless the buildings are fully supported with piles or pressure injected with concrete and rebar.
Adding steel beams and sheer walls do nothing except keep the box together. I don't believe the legislation forces the owner to add piles to support the building. If a building sinks..it sinks and can't be rehabilitated until it's made safe. So all this legislation really does is keep the building from collapsing onto the ground level. In the end the building is uninhabitable. Maybe it safer but it's still unusable.
The Democrats are in control now. No one else to blame once the bills begin rolling in for the cost over runs. The mantra "let's get this train rolling " will come back to haunt them once this train leaves the station. The fact there is no oversight show us just how little these adolescents in Sacramento care about freely spending our tax dollars.
Reminds me of the Dot Com days of free spending on start ups with no business plan or the days of home mortgage financing for buyers with no source of income to pay the mortgage. Here we go again...
It would be fun to watch if it weren't so sad as the state self destructs under the blind eyes of the voters who elected these adolescents to Sacramento. The unions have had their say and Governor moonbeam is full speed ahead. All aboard........this train to oblivion is about to leave the station.
Your vote has consequences. Just a reminder the chickens will come home to roost. Your paying $295,000 million dollars now for a 29 mile piece track to nowhere. My guess that $295M grows to $395M when all is said and done. Which means the project will stall and languish for years in the middle of some cow pasture..out of sight out of mind.
Just shows you how dumb 47% of SF'ers are. When the poll taker asked me if I would pay extra for "clean" power I asked her why? She said "it's clean", I said ,why would I want to prop up a power provider with extra tax money? She said "it's clean" I said so is PG&E. PG&E is 80% clean power now. If a power provider can't supply power without tax payer subsidies why does it makes sense to keep it alive. Only in SF.....are sheeple willing to pay more for some feel good utopia ideal. Dumb...dumb....lol
And so if my building is under rent control can I pass the entire cost to upgrade my building on to my life time tenant?
The entire premiss of this mandate is to "preserve San Francisco's affordable housing stock" . Emphases on "San Francisco's affordable housing stock".
I'm just the guy that pays the taxes, mortgage and upkeep. If YOU, the CITY, are going to mandate something I must do for YOUR residents isn't it only fair either YOU the CITY or YOUR residents pay the cost for the upgrades?
You bet there is going to be some lively debate on this legislation...and lawsuits and delays and more lawsuits.

First, resign from the Politburo and second, open a recreational RV parking facility on Treasure Island. And then go manage it for your brethren the "homeless advocates" and their freeloader constitutes. You can all live off the income generated by the fees you charge. Oh and by the way you have to make sure you follow all those crazy EPA rules you passed while sucking from the public teet. Now it's your turn to follow your own rules...let's see how that works for you.
