Construction began today at San Francisco’s Pier 70, where a development with more than 1,000 new homes, up to 1.75 million square feet of commercial office space and up to 445,000 square feet of retail, light industrial and arts space is set to take shape.
Developer Forest City will build between 1,100 and 2,150 new housing units, at least 30 percent of which will be affordable to low and moderate income households and 65 percent of which will be rentals, on a 28-acre site adjacent to the Dogpatch neighborhood.

The project also includes the restoration of three historic structures including Building 12 and the creation of a permanently affordable arts facility up to 90,000 square feet including artist studios for the artists community currently occupying the Noonan Building on the site.
Ten years in the making, the project was the first to win voter approval under Prop. B to allow for building heights in excess of the current 40 foot height limit on the waterfront. Project building heights are expected to range from 50 to 90 feet.
Forest City will take steps to protect the project against expected sea level rise, including raising the grade of some buildings.
Construction will take place in three phases over a period of 15 to 20 years.
